THE THING NO ONE WANTS TO SAY OR HEAR!!
Let me start by saying...
I have no ability to predict the future.
However, based on what is happening right now...
2023 might be a very challenging time for every real estate professional and you must be prepared for a market that doesn't change much this year.
There is a lot of uncertainty in the air - inventory, buyer demand, interest rates, the banking system, the economy, etc.
Markets do not like uncertainty.
And even though some markets are still seeing multiple offers and bidding wars.... overall, things are still pretty sluggish.
IT IS NOT YOU!!
This is a year where you must stay out of the result, keep from comparing yourself to others or past performance, and stay focused on what you are doing on a daily basis.
No one has this market figured out. NO ONE!!
This is absolutely get back to basics time!!
I am not sure if anyone can really handle this truth because things have been so accelerated for the past few years, however...
At a minimum, you need to be talking to 25 people per day, if not 50.
While 50 is the real number, I would be thrilled if you were making 25 contacts per day.
This is what markets like this demand from you. Do not fool yourself into thinking otherwise.
This includes your CRM calls first and foremost and then anything and everything else - door knocking, head knocking, expireds, likely seller leads, open house, networking, online leads... you name it.
If you are not talking to at least 25 people per day, 5 days a week... you are putting yourself at risk.
I know this is a big departure from what most agents have been doing while the market was on fire. The phone was ringing and you were busy. You are now going to be tested in a very different way.
The fundamentals never go out of style. They work in every market and are critical in times like this.
1. Mindset - living in harmony.
2. Time Blocking - getting what is most important done.
3. CRM - your most powerful business-building tool.
4. Process Management - building process into everything you do.
5. Tactical Empathy - the skill of making people feel understood.
6. Knowing Your Numbers - making informed decisions, not operating off instinct and impulse.
Fear can absolutely get the best of you right now. Remember, any time spent worrying is a waste of your time. You will get through this year... you just need to do your job every day.
Do you have a strategy for this year? Hope is not going to cut it.
You need to show up with a plan every day and execute that plan. The result is going to be the result.
